Hello,

My name is Brian LaDue and I have been a full time real estate agent since 1997 serving Macomb, Oakland and the surrounding counties.

In this video session I would like to cover short sales, what they are and how to take advantage of them when you are behind in mortgage payments and need to sell a home.

With adjustable rate loans, layoffs and a slowing economy there are over 100,000 active foreclosures in the state of Michigan.

Once you have received a notice of default you will typically have 90 days until the foreclosure sheriff’s sale. This leaves you a very short period of time to save your credit from financial ruins.

Many homeowners have come to the realization that they have no choice but to leave their homes.
 

So the questions is what do you do from here?


I am going to help you make sense of this process and show you how to set yourself up to avoid the foreclosure mark on your credit history and buy another home within 24-36 months.

This can happen if you do the right things.

After all renting a home for a few years is not a bad option as home prices are projected to decline even lower. If you deal with the crisis the right way, you can most likely buy a home in 24-36 months, just like the one you have now for less than what you originally bought it for.

If you read the list of options you’ll notice that the worst thing you can do is to do nothing. Just ignore the letters being sent by the bank. If you do this I will guarantee you that one day, not long from now, you will get a knock at the door. It will be the sheriff’s department. They will remove you and your family from the home on the spot. All of your possessions will be collected and put outside on the curb and you will instantly become homeless.

If you get anything from this video please heed this warning. It happens and will happen to you if you do nothing. It won’t matter if it is snowing, raining or if the temperature is 10 below zero. When the redemption period is over, it is over and the bank will want to start preparing the home for resale.

That would be emotional devastating and to top it off it will irreparably damage your credit for up to 15 years, making it almost impossible to get financing or any financing at a decent affordable rate.

It seems like I hear story’s like this every day. The unbelievable part is that this simply doesn’t have to happen.

A short sale is when a mortgage lender agrees to discount a loan balance due to economic hardships on the part of the homeowner. The homeowner sells their property for less than the outstanding loan balance and turns over the proceeds of the sale to the lender in full settlement of the debt.

The best part of the short sale is that all of my services are free to you. You don’t pay a penny. Your lender needs me just as much as you do. The alternative for them is increased financial loss if they have to foreclosure the home.
